Planning ahead doesn't mean you've decided to move. It means that when the time comes, you're choosing, not reacting to a fall, an illness, or a big repair.

Watch these in order, at your own pace. When you want real numbers for your own home, we're a phone call away.

Questions families ask

Is the video series really free?

Yes. There's no cost and no obligation to list your home with us.

Do I have to be ready to move?

No. Planning ahead doesn't mean you've decided to move. The series helps you understand your options so the decision stays in your hands.

How does Prop 19 work when I downsize?

If you're 55 or older (or severely disabled, or a disaster victim), Prop 19 may let you transfer your current property tax base to a replacement home anywhere in California, up to three times. If the new home costs more, the difference is added. Check with your county assessor and tax professional.

Is this legal or tax advice?

No. Steve Hise and Tricia Garcia are licensed Realtors, not attorneys or tax advisors.

This series is general education from licensed Realtors. It is not legal, tax, or financial advice. Trust, probate, and property tax rules depend on your situation, so talk with an estate attorney, a tax professional, and your county assessor before you decide.
