Simi Valley Real Estate: Market Stability Amid Gentle Price Adjustments
The Simi Valley housing market showed steady stability in August 2025. Median home prices dipped a modest 3.9% over the prior 30 days, but the fundamentals pointed to a mature, well-balanced market rather than any cause for concern.
Market Overview
The median sale price was $855,000 and the average sale price was $918,995. The top sale was $1,700,000 on July 25, and entry-level homes started around $500,000.
67 homes sold in the last 30 days compared to 66 in the previous period. With 170 active listings and 77 pending sales, neither buyers nor sellers held overwhelming leverage.
Pricing Dynamics
Homes sold at 99.2% of their asking price, a sign that sellers were pricing realistically. The average 52 days on market was a healthy pace. Price per square foot strengthened, with list prices at $520 and sold prices at $517, both up from the previous month's $505.
Buyer Preferences
Four-bedroom homes led the market, with 33 of the 67 recent sales (49%) averaging $943,233. Many buyers here want more space.
2 bedrooms: 4 homes sold, averaging $808,000
3 bedrooms: 23 homes sold, averaging $813,128
4 bedrooms: 33 homes sold, averaging $943,233
5+ bedrooms: 7 homes sold, averaging $1,216,000
Price Segments
25% of sales were priced at $762,000 or less
51% fell between $762,000 and $1.0 million
25% exceeded $1.0 million
The substantial middle market (51% of sales) shows strong demand for mid-priced homes.
Inventory and Market Balance
With 31,354 homes in the area and a 12-month turnover rate of just 2.5%, owners in Simi Valley tend to stay long-term (averaging 16 years in their homes).
79 new listings (0 to 30 days on market)
91 active listings (longer than 30 days)
77 pending sales
67 recent sales
Opportunities for Buyers and Sellers
For buyers, the price adjustment and 170 active listings meant good selection, but competitively priced homes still sold quickly, so buyers needed to act decisively on well-priced homes.
For sellers, properly priced homes still commanded strong prices. The key was realistic pricing aligned with current market conditions.
Market Outlook
Simi Valley's combination of established neighborhoods, parks and open space, and proximity to employment centers continued to drive demand across all price segments. The adjustment looked like a healthy recalibration rather than the start of a downturn.
