What's the Ventura County housing market doing right now?
Prices are steady, not soaring. According to Redfin, the median sale price in Ventura County was $867,098 in August 2026. That's up 1.1% from a year ago.
Homes are also moving a little faster. The median home sold in 49 days, compared to 57 days last year. Buyers paid about 98.7% of list price on average.
So there's still some room to negotiate. But good homes at good prices aren't sitting around.
Most first-time buyers we talk to aren't shopping at the median, though. They're looking at condos and townhomes closer to $700,000. So that's the number we'll use.
How much is the mortgage payment on a $700,000 home?
Freddie Mac's weekly survey put the average 30-year fixed rate at 6.95% on September 17, 2026.

If you're looking at an FHA loan with 3.5% down, your down payment would be about $24,500. The loan would be bigger, and FHA loans carry their own mortgage insurance. A lender can compare both options side by side for you.
What do property taxes add in Ventura County?
California's base property tax rate is 1% of the purchase price under Proposition 13. But most Ventura County homeowners pay more once local bonds and assessments are added. Local lending guides put the typical total at about 1.1% to 1.3%.

Two things catch first-time buyers off guard:
Supplemental tax bills. After you buy, the county reassesses the home and can send a separate bill for the difference. It usually shows up months after closing.
Mello-Roos and special assessments. Some newer communities have extra taxes on top of the base rate. Always check the tax bill for the exact home you're looking at.
Why does the October FAIR Plan rate hike matter to buyers?
The California FAIR Plan is the insurance of last resort. It's for homes that can't get regular coverage, often because of wildfire risk.
The California Department of Insurance approved an average 29.1% rate increase for FAIR Plan residential policies. It applies to new and renewing policies starting October 15, 2026. That's an average. Higher-risk homes may see more, and some lower-risk homes may even see less.
This hits close to home. The Thousand Oaks Acorn reported that Ventura County has 16,348 residential FAIR Plan policies. About 5,300 of them are in Thousand Oaks and Newbury Park ZIP codes.
Here's the key point for first-time buyers. Not every buyer will need the FAIR Plan. Many condo and townhome buyers are partly covered by the HOA's master policy, and many single-family homes can still get regular coverage. But you won't know until you ask.
