Mount McCoy, Simi Valley (93065)

Mount McCoy is the hill with the white cross on the west end of Simi Valley, and the homes at its base sit in zip code 93065, off the west end of Royal Avenue. Most of the streets right below the trail are part of the Madera Hills tract, built in the mid-1960s, with single-story homes on lots that can back up to open space and the Mount McCoy trail.

We're Steve Hise and Tricia Garcia, and we've spent 10 years helping people buy and sell across Simi Valley and Ventura County. This page covers the neighborhood around Mount McCoy: the homes, the trail, and what to know before you buy or sell here.

Where is Mount McCoy?

Mount McCoy rises about 1,330 feet on the west side of Simi Valley. The main trailhead is at Washburn Street and Los Amigos Avenue, off the west end of Royal Avenue. From the top, you can see across the whole valley, and in the other direction you look toward the Ronald Reagan Presidential Library.

What are the homes like?

The streets closest to the trailhead, like Washburn Street and Robbins Court, are in the Madera Hills tract. Recent listings there show single-story homes built around 1964, such as a 1,070-square-foot home on an 8,276-square-foot lot, and a home on about a quarter acre that backs directly to open space and the Mount McCoy trail. Many of these homes have been updated over the years, so condition and finishes vary a lot from house to house.

Listings in the wider area also call out views of Mount McCoy and the Sinaloa Golf Course, so a view lot can be a real part of a home's price.

The Mount McCoy trail and the cross

  • The hike: about 1.2 miles to the top with roughly 500 to 600 feet of climbing on switchbacks. There are many unofficial shortcuts; stay on the main path.
  • The open space: about 200 acres around the peak are run by the Rancho Simi Recreation and Park District.
  • The cross: owned by the Simi Valley Historical Society. A cross on this hill appears on an 1858 map, and the current concrete cross dates to 1941. Ventura County named it Historical Landmark No. 106 in 1986.
  • Other ways up: a fire road from the summit connects to Presidential Drive, the road to the Reagan Library.

Is there an HOA?

Many 1960s tracts in Simi Valley have no HOA, but don't assume. Check the disclosures and title report for any home you're considering, especially lots that border open space, which can come with easements or rules about fences and brush clearance.

What do homes near Mount McCoy sell for?

Prices depend on size, updates, the lot, and whether it backs to open space or has a view. Citywide numbers don't tell you much about one tract, so ask us for recent sales on the streets you like. For context, the Simi Valley median sale price for all home types was $814,612 for the three months ending September 2026 (Redfin).

Thinking about selling your home near Mount McCoy?

Single-story homes on good lots near the trail are a short list in any Simi Valley search, and the right marketing puts your lot, your view, and your updates front and center. If you're selling to buy your next home, we tell every client the same thing: you are never going to be left without a home. We line up the sale and your next purchase to close together, so you move once.
