We're Steve Hise and Tricia Garcia, and we've spent 10 years helping families buy and sell across Simi Valley and Ventura County. This is our guide to The Woodlands: what's here, what the homes are like, and what to know before you buy or sell.

What is The Woodlands?

The Woodlands is a master-planned community developed by Lennar, which partnered with KB Home on it. According to Lennar, more than 90 percent of its roughly 1,595 acres is preserved as open space, which is a big part of what sets it apart. The community is made up of several neighborhoods, including Silver Oak and Arbor Heights.

What are the homes like?

The Woodlands has some of the newest single-family homes in Simi Valley, many built from about 2016 on. Lennar describes homes in Arbor Heights at roughly 2,550 to 3,250 square feet. Newer construction means modern floor plans and building systems, so buyers here tend to focus on layout, lot, views, and upgrades rather than the age of the roof or plumbing.

Parks, trails, and open space

The centerpiece is a 5-acre neighborhood park with a playground, sand volleyball courts, and open grass areas, according to Lennar. Hiking, biking, and equestrian trails connect to city and regional trail systems, and the open space around the community is a big part of daily life here.

HOA and special taxes

The Woodlands has a homeowners association. Newer master-planned communities can also carry special assessments, such as Mello-Roos, on the property tax bill, separate from HOA dues. We didn't find published figures for either, and they can differ by neighborhood, so check the HOA disclosures and the property tax bill for the specific home before you make an offer. We'll help you pull both.

A Woodlands story: moving once

Frank and Clara E. lived in a good-sized condo in Wood Ranch with their daughter and granddaughter. They were tired of climbing stairs all day, and they wanted room for the whole family. After touring homes across Simi Valley, they fell in love with a big single-family home in The Woodlands. We set the sale of the condo to close at the same time as the purchase, with three days of rent-back, so they moved out of one home and straight into the next, with no in-between time. We tell every client the same thing: you are never going to be left without a home.

What do Woodlands homes sell for?

Prices depend on the neighborhood, the home's size and lot, and its upgrades. Woodlands homes are newer and larger than most in Simi Valley, so they generally sell above the citywide median. For context, the median sale price for all home types across Simi Valley was $814,612 for the three months ending September 2026 (Redfin). For a real comparison, ask us for recent sales inside The Woodlands.

Thinking about selling your Woodlands home?

Because Woodlands homes are newer, buyers compare them on floor plan, lot, views, and upgrades, and against new homes builders may still be selling nearby. A real number comes from recent resales of similar homes in the community. If you're selling to buy your next home, we'll line up the sale and your next purchase to close together, so you move once, the same way we did for the Evans family.
