Long Canyon, Wood Ranch, Simi Valley (93065)

Long Canyon is the guard-gated section of Wood Ranch on the west side of Simi Valley, also called Long Canyon Estates or Long Canyon Village. Most homes were built from the late 1990s to the early 2000s, and residents share pools, clubhouses, and a fitness center through the community association. Hundreds of acres of public open space and trails sit just to the south.

We're Steve Hise and Tricia Garcia, and we've spent 10 years helping people buy and sell across Simi Valley and Ventura County. This page covers the homes, the association, the open space, and what to know if you're selling or buying in Long Canyon.

Where is Long Canyon?

Long Canyon is in the southern part of Wood Ranch, zip code 93065, near Long Canyon Road. It's the newest part of Wood Ranch, and it's where most of the guard-gated streets are. Guests check in with the guard at the gate.

What are the homes like?

Long Canyon is made up of smaller tracts, each with its own builder plans. Names that show up in listings include Laurel Wood, Hearthstone, and Windmill. Most homes were built from about 1998 to 2003, so they tend to be larger two-story homes with newer construction than older parts of Simi Valley. Size, lot, views, and upgrades make a big difference in price from one street to the next.

The Vineyards

The Vineyards is a gated enclave inside Long Canyon, with streets such as Loire Valley Drive. Homes there were built around 2003 and include some of the largest in Wood Ranch, with listings describing homes of about 4,000 square feet and five bedrooms. If you own in The Vineyards, the selling and buying help on this page applies to you.

The association and amenities

The community association is the Long Canyon Garden Society. Listings describe four pools and spas, clubhouses, a fitness center, parks, greenbelts, and walking trails for residents. Recent listings have shown monthly dues of about $263 to $450, depending on the tract and what the dues cover. Some tracts may also have their own association, so check the documents for the specific home. Long Canyon homes are not subject to Mello-Roos.

The open space next door

South of Wood Ranch is the Wood Ranch Open Space, dedicated as a public park in May 2002. The Long Canyon Ranch Company gave the land, starting with 463 acres and adding about 506 more later, for 969 acres in all. It stretches from Long Canyon Road south almost to the top of the Simi Hills, with oak woodlands, trails, and a section of the Rim of the Valley Trail. The Long Canyon Trailhead connects to it.

What do Long Canyon homes sell for?

With different tracts, home sizes, and views, citywide averages don't tell you much about Long Canyon. For a real number, ask us for recent sales in your tract. For context, the Simi Valley median sale price for all home types was $814,612 for the three months ending September 2026 (Redfin).

Thinking about selling your Long Canyon home?

Buyers shopping guard-gated Wood Ranch compare your home to the same floor plans nearby, so pricing and presentation matter. We'll show you how your home stacks up against recent sales of similar plans, and we handle gate access for showings so buyers can get in easily. If you're selling to buy your next home, we tell every client the same thing: you are never going to be left without a home. We line up the sale and your next purchase to close together, so you move once.
