Wood Ranch is one of the largest planned communities in Simi Valley. Instead of growing one tract at a time, it was laid out with curving streets, landscaped parkways, and a mix of home types. It's generally framed by Madera Road on the north and Long Canyon Road to the southeast, with Bard Lake to the west.
Wood Ranch is divided into villages, and each has its own mix of homes and price points:
You'll also find townhomes and condos in parts of Wood Ranch, which can be a lower-cost way into the community.
Wood Ranch Golf Club is a private club, so living nearby gives you the views, not automatic playing privileges. The Long Canyon Trailhead connects to hiking and biking trails in the hills, and the Wood Ranch shopping center on Madera Road has groceries, restaurants, and everyday errands. The 118 freeway is a short drive via Madera Road.
Most Wood Ranch homes are in an HOA, and it varies by village. Many villages and gated sections have their own associations with separate dues and rules. Always confirm the exact HOA, dues, and CC&Rs for the specific home in its disclosures.

In Wood Ranch, the village, the lot, the view, and the HOA all move the price, so a real number comes from recent sales in your section, not the whole community. If you're selling to buy your next home, we tell every client the same thing: you are never going to be left without a home. We line up the sale and your next purchase to close together, so you move once.
