Shadow Hawk is a newer east Simi neighborhood of larger single-family homes. On the MLS it's listed as "Shadow Hawk @ Indian Hills," but it's its own neighborhood on the east side of Yosemite, separate from Indian Hills. Neighbors on Nextdoor often group it with nearby streets as "Wild Horse/Shadow Hawk."
Shadow Hawk homes were built around 2000 to 2001, which makes them some of the newer homes in Simi Valley. Expect Spanish and Mediterranean styling with tile roofs, 3 to 5 bedrooms, and 3 to 5 bathrooms, and many homes have pools. The streets have curbs and sidewalks. Most homes are two-story, so if you need a single-story home, ask us which ones fit.
Chumash Park and the Chumash Trail are a short drive away, at the end of Flanagan Drive off Yosemite. The trail is about 3 miles round trip, moderate, with no shade, and dogs are allowed on a leash. From there, trails connect toward Rocky Peak and Las Llajas Canyon. The 118 freeway is reached from Yosemite Avenue.
Rarely. By our count, only about 10 or 11 homes have sold here in the last two years. When one comes up, buyers who've been waiting for this neighborhood tend to move fast, so it helps to have your search set up ahead of time.
Confirm it for each home. Some listings name the neighboring Silverthorne association, so check the disclosures for the HOA name, dues, and rules on the specific home.
Prices depend on size, pool, lot, views, and updates. With so few sales, citywide averages don't tell you much. For a real number, ask us for recent sales inside Shadow Hawk.
