Lennar built Sycamore Grove in three collections, 164 homes in all:
Homes were built starting around 2022, so they come with newer construction, open floor plans, and smaller, low-maintenance lots. Prices today depend on the collection, the floor plan, upgrades, and location within the community.
The community was planned with a swimming pool, a community garden, a bocce ball court, fire pits, a playground, and open green spaces. Sycamore Village retail is next door, and the 118 freeway is a short drive.
Sycamore Grove has an HOA. Resale listings have shown monthly dues in the range of about $145 to $198, depending on the home. Lennar's marketing said the homes were not subject to Mello-Roos, but special assessments can differ by parcel, so check the property tax bill and HOA documents for any home you're considering.
Prices depend on whether it's a townhome or a detached home, the plan, and upgrades. Citywide averages don't tell you much about one community, so ask us for recent Sycamore Grove sales that match your home. For context, the Simi Valley median sale price for all home types was $814,612 for the three months ending September 2026 (Redfin).
We currently have a listing in the community: 3041 Tallahassee Lane.
In a newer community, your home competes with similar floor plans down the street, so pricing, presentation, and timing matter. We'll show you exactly how your home compares to recent sales of the same plan. If you're selling to buy your next home, we tell every client the same thing: you are never going to be left without a home. We line up the sale and your next purchase to close together, so you move once.
