We're Steve Hise and Tricia Garcia, and we've spent 10 years helping families buy and sell across the San Fernando Valley, Simi Valley, and Ventura County. North Hills is the neighborhood Tricia calls home. This is our guide to North Hills West: where it is, what the homes are like, what the market is doing, and what to know before you buy or sell.
North Hills West runs from the 405 freeway west to about Balboa Boulevard and Bull Creek, and from Roscoe Boulevard north to Devonshire Street, based on the City of Los Angeles neighborhood council area. Zip code lines and neighborhood council lines don't match exactly, so the simple rule is: a 91343 address west of the 405.
The area has its own neighborhood council, the North Hills West Neighborhood Council, which is a good place to meet neighbors and hear what's going on locally.
No. North Hills is its own neighborhood in the City of Los Angeles. You'll still see some 91343 homes listed online as "Northridge" or "Granada Hills," because websites draw neighborhood lines differently. If you're searching for homes here, search by the 91343 zip code and check which side of the 405 the home is on.
Most homes in North Hills West are single-family homes built in the 1950s and 1960s: single-story ranch homes and split-levels on regular city lots, with some apartment buildings mixed in. Because so many homes are 60 to 70 years old, condition varies a lot from house to house. An updated home with a newer roof, electrical panel, and plumbing competes in a very different price range than one with original systems.

In plain English: homes are taking longer to sell than a year ago, but the ones that are priced and prepared well are still selling at or a little above list price. See more in why homes are taking longer to sell in North Hills and Granada Hills.
Selling in North Hills is different from selling in Ventura County in one way people often miss: transfer tax. North Hills is inside the City of Los Angeles, so a sale here usually carries both the Los Angeles County documentary transfer tax ($1.10 per $1,000 of the sale price) and the City of Los Angeles transfer tax ($4.50 per $1,000). That's $5.60 per $1,000 combined, or $5,376 on a $960,000 sale. Who pays it is set in the purchase agreement. Sales above about $5.4 million also fall under the City's Measure ULA tax.
If you're selling here to buy your next home, whether across the Valley or in another state, we tell every client the same thing: you are never going to be left without a home. We set up the sale and your next purchase to close together, with contingencies and a short rent-back when it fits, so you move once.
A lot of North Hills residents rent, and many of the renters we talk to tell us the same thing: they're tired of paying somebody else's mortgage, and they're not sure where to start. Start with a lender, so you know your real number and your real monthly payment. Then look at assistance: the City of Los Angeles Low Income Purchase Assistance program offers up to $161,000 to eligible first-time buyers, with a maximum purchase price of $956,465. That cap sits right around the North Hills West median, so it fits some homes here and not others.
