West Simi Valley Homes and Neighborhoods (93065)

West Simi Valley is the side of the city closest to Moorpark and Thousand Oaks, mostly in zip code 93065. It's home to Wood Ranch and its guard-gated Long Canyon section, the equestrian Bridle Path community, the tracts around Mount McCoy, and Sinaloa Lake, with the Ronald Reagan Presidential Library in the hills to the south.

We're Steve Hise and Tricia Garcia, a brother-and-sister team at eXp Realty with about 20 years of combined experience. We've helped hundreds of families buy and sell across Simi Valley and Ventura County. This is our guide to the west side: the neighborhoods, what the homes are like, and what to know before you buy or sell.

There's no official line between east, central, and west Simi Valley. Locals, the city, and sites like Redfin and Zillow each draw these areas a little differently, so we describe each side by its neighborhoods and landmarks.

Wood Ranch (93065)

The guard-gated section of Wood Ranch near Long Canyon Road, with homes built from about 1998 to 2003 and the Wood Ranch Open Space next door.

Homes near Mount McCoy (93065)

Mount McCoy is the small mountain with the white cross, not a housing tract. The streets by the main trailhead are the Madera Hills tract, with single-story homes built around 1964.

Sinaloa Lake (93065)

Southwest Simi Valley, next to the Sinaloa Golf Course. A small community around a private 12-acre lake, just outside the city limits in unincorporated Ventura County.

What are the homes like?

The west side runs from 1960s single-story tracts near Mount McCoy to the 1980s and 1990s master-planned villages of Wood Ranch, the gated homes of Long Canyon, and horse properties in Bridle Path. Many communities here have an HOA, so ask for the full dues picture before you write an offer. Interested in a gated community? See our Long Canyon guide.

Selling a home in west Simi Valley?

Buyers compare homes street by street, so a real number for your home comes from recent sales of similar homes nearby, not a citywide average. If you're selling to buy your next home, we plan both moves together so you're not stuck in between. In HOA communities, buyers also weigh the dues and what they cover, so we put that front and center in your marketing. Read how we sell homes in Simi Valley and what it costs to sell.
